Coalville is unparished and administered directly by North West Leicestershire District Council, whose offices are in the town. Planning applications and building control for homes in Coalville go to the district council rather than to Leicestershire County Council.
Plenty of single storey rear extensions fall under permitted development and need no application at all. Almost all structural work still needs building regulations approval, though, and that is a separate process. We deal with both alongside you and work with Building Control at each inspection stage.

It depends on the size, height and position of the extension, and on whether your property is listed or in the conservation area. Many single storey rear extensions fall under permitted development. North West Leicestershire District Council decides, and we will tell you what we think applies at the free consultation before you spend anything on drawings.
It might be. Coalville is one of 28 conservation areas in the district and the council publishes an appraisal for each. Conservation area status does not prevent you extending, but it does affect materials and window styles and what is likely to be approved, so confirm it before finalising a design.
Usually, yes, though terraces bring their own considerations. Work on or near a shared boundary may require notice under the Party Wall etc. Act 1996, access for materials is often tighter, and older foundations may need investigating before anything is built above them. We look at all three at the consultation.

Planning is about whether the work suits its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Most structural work needs building regulations approval even under permitted development.
