Derby is a unitary authority, which means Derby City Council handles both planning applications and building control for the city. There is no separate district or county tier to deal with, so everything goes through one authority.
Many single storey rear extensions fall under permitted development and need no application. Building regulations approval is a separate requirement covering almost all structural work. We handle both alongside you and work with Building Control at each inspection stage.

Derby City Council. Derby is a unitary authority, so the city council handles both planning applications and building control — there is no separate district or county tier involved.
It depends on size, height and position, and on whether the property is listed or in a conservation area. Many single storey rear extensions fall under permitted development. We will tell you what we think applies at the free consultation, before you spend anything on drawings.
Usually, yes, though terraces bring particular considerations. Work on or near a shared boundary may require notice under the Party Wall etc. Act 1996, access for materials is often restricted, and shallow Victorian foundations frequently need investigating before anything is built above them.
Almost always, yes. They are separate processes. Planning is about whether the work suits its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Derby City Council's building control team inspects at set stages.
There is no honest single figure and we would rather not quote one. Cost turns on the size and shape of the extension, ground conditions and foundations, how much glazing you want, the finishes and whether drainage needs moving. We give a written quotation after a free consultation at the property.
If you are building on or near a shared boundary, or excavating close to a neighbouring property, the Party Wall etc. Act 1996 may require you to serve notice. On terraced and semi-detached city housing this comes up often. We will flag it early rather than let it become a dispute mid-build.
