Shepshed is in the borough of Charnwood, so planning applications and building control are handled by Charnwood Borough Council. That differs from most of the villages nearby, which fall under North West Leicestershire District Council — worth knowing before you apply to the wrong authority.
Not everything needs planning permission. Many single storey extensions fall under permitted development, though almost all structural work needs building regulations approval regardless. We deal with both alongside you and work with Building Control at each inspection stage.

Not always. It turns on the size, height and position of the extension and on whether the property is listed or in a conservation area. Many single storey rear extensions fall under permitted development. We will tell you what we think applies at the free consultation, before you spend anything on drawings.
Almost always, yes. The two are separate. Planning is about whether the work suits its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Most structural work needs approval even under permitted development.
There is no honest single figure and we would rather not quote one. Cost turns on the size and shape of the extension, ground conditions and foundations, how much glazing you want, the finishes and whether drainage needs moving. We give a written quotation after a free consultation at the property.
If you are building on or near a shared boundary, or excavating close to a neighbouring property, the Party Wall etc. Act 1996 may require you to serve notice. That is separate from planning permission. We will flag it if we think it applies, so it is handled early rather than becoming a dispute mid-build.
