That is a different authority from most of the villages nearby, which fall under North West Leicestershire District Council — an easy and costly thing to get wrong.
Many single storey extensions fall under permitted development and need no application. Building regulations approval is separate and applies to almost all structural work regardless. We handle both with you and work alongside Building Control at each inspection stage.

Hinckley & Bosworth Borough Council. Twycross is one of the few places we work that does not fall under North West Leicestershire District Council, so it is worth double-checking before you submit anything.
Hinckley & Bosworth delivers building control through the Leicestershire Building Control Partnership. Work is inspected at key stages and a completion certificate is issued at the end — keep it, because you will be asked for it if you sell.
Not always. Many single storey rear extensions fall under permitted development, depending on size, height and position and on whether the property is listed. We will tell you what we think applies at the free consultation, before you spend anything on drawings.
Almost always, yes. Planning is about whether the work suits its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Most structural work needs approval even under permitted development.
Sometimes. Private drainage and septic tanks, access for deliveries down narrow lanes and variable ground conditions all come up more often outside the towns. None of it is unusual, but it is much better identified at survey than discovered mid-build.
