Home Extensions
We design and build extensions that blend seamlessly with your existing property, creating practical and stylish new living areas that enhance your home’s value.
Explore Our Home ExtensionsAppleby Magna sits in the south west corner of the district, close to the county boundary. Measom Building Services Ltd has covered this area since 1998.
The village has a well-preserved older core and a mixture of later housing. Period properties here reward careful work — matching brick, getting rooflines right — and that is the part clients most often tell us they were worried about.
We are accredited by the Federation of Master Builders and based in Woodville, a short drive away. Most of our work comes from repeat customers and recommendations.
The full range is available in Appleby Magna and the villages around it. Every project starts with a free, no-obligation consultation.

Appleby Magna is in the North West Leicestershire district, so North West Leicestershire District Council handles planning applications and building control. Appleby Magna Parish Council is consulted on applications without deciding them.
Many single storey extensions fall under permitted development and need no application. Almost all structural work needs building regulations approval regardless, which is a separate process. We handle both and work with Building Control at each inspection stage.

FAQs
Much of the older village is. Appleby Magna is one of the 28 conservation areas in the North West Leicestershire district and the council publishes an appraisal for it. It does not stop you extending, but it does shape what materials and detailing are likely to be accepted.
Yes, and on a conservation area property it usually matters. Matching brick, mortar colour and bond, and getting rooflines and eaves details right, is what makes an extension read as part of the house rather than stuck on the side. We will talk it through at the consultation.

Not always. It turns on the size, height and position of the extension and on whether the property is listed or in a conservation area. Many single storey rear extensions fall under permitted development. We will tell you what we think applies at the free consultation, before you spend anything on drawings.
Almost always, yes. The two are separate. Planning is about whether the work suits its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Most structural work needs approval even under permitted development.
There is no honest single figure and we would rather not quote one. Cost turns on the size and shape of the extension, ground conditions and foundations, how much glazing you want, the finishes and whether drainage needs moving. We give a written quotation after a free consultation at the property.
If you are building on or near a shared boundary, or excavating close to a neighbouring property, the Party Wall etc. Act 1996 may require you to serve notice. That is separate from planning permission. We will flag it if we think it applies, so it is handled early rather than becoming a dispute mid-build.
Get in touch and we will arrange a free consultation at the property. We will talk through what you want to achieve, look at what is practical and give honest guidance on cost and timescales before you commit to anything.
