Measom Building Services Ltd is a building company working across Leicestershire and the neighbouring parts of Derbyshire. We have been building here since 1998, and we are accredited by the Federation of Master Builders.
Most of our work is in the north west of the county — Ashby-de-la-Zouch, Coalville, Ibstock, Measham and the villages between them — with Loughborough and Shepshed to the east and Twycross to the south. We are based in Woodville, which keeps all of it within a sensible drive.
That matters more than it sounds. Being close enough to visit before you commit to anything, and close enough to keep a site properly supervised once work starts, is most of what separates a build that runs smoothly from one that does not. Most of our work comes from repeat customers and recommendations.

Which parts of Leicestershire do you cover?

Is planning permission handled by the county council?
No, and this is the single most common misunderstanding. Householder planning applications and building control are handled by the district or borough council, not by Leicestershire County Council. Which one depends on where you live: much of our area is North West Leicestershire District Council, but Loughborough and Shepshed are Charnwood Borough Council and Twycross is Hinckley & Bosworth Borough Council.
How do I know which council covers my address?
Find your town on the list above — each page names the authority that decides applications there and links straight to its planning pages. If your village is not listed, call and ask; we will tell you which authority you are dealing with.
Do I need planning permission for an extension?
Not always. Many single storey rear extensions fall under permitted development, depending on size, height and position, and on whether the property is listed or sits in a conservation area. Your local authority decides. We will tell you what we think applies at the free consultation, before you spend anything on drawings.
Do I still need building regulations approval if I do not need planning permission?
Almost always, yes. Planning permission and building regulations are two separate things. Planning is about whether the work is acceptable in its surroundings; building regulations are about how it is built — structure, insulation, fire safety, drainage and ventilation. Most structural work needs building regulations approval even when it falls under permitted development.
How much does an extension cost in Leicestershire?
There is no honest single figure, and we would rather not quote one. Cost is driven by the size and shape of the extension, ground conditions and foundations, how much glazing you want, the finishes you choose, and whether services such as drainage need moving. We give you a written quotation after a free consultation at the property, so the number is based on your house rather than an average.
